Don’t blame MPPP for failure to provide affordable housing

State opposition leader says MPPP should not be held negligent in implementing the affordable housing policy as the Penang government failed to specify the size and price for each category
Datuk Jahara Hamid_rumah_1GEORGE TOWN:The Penang government should not blame the Penang Municipal Council (MPPP) for its failure to provide affordable housing for the people, says state opposition leader, Datuk Jahara Hamid.
She said the MPPP should not be held negligent in implementing the affordable housing policy as the Penang government failed to specify the size and price for each category.
“The Penang government must be firm in implementing the affordable housing policy by providing guidelines for local authorities for approval of plans submitted by developers,” Jahara said.
A Chinese newspaper Tuesday quoted State Housing and Town Planning Committee chairman, Jagdeep Singh Deo as saying he received complaints from two buyers that they had to pay RM200,000 for units measuring 42.82 sq metres (461 sq feet).
Jagdeep said the MPPP was negligent in implementing the state’s affordable housing policy but admitted guidelines on the unit size were not mentioned.
The state’s housing policy had outlined that if the density rises to 87 units for the 0.4 hectare (one acre), the developers must build 30 per cent low cost units priced at RN42,000 each and medim cost units priced at RM72,500 each.
Jahara said developers are required to build 25 per cent affordable housing with five per cent priced at RM200,000; 15 per cent priced at RM300,000 and five per cent priced at RM400,000.
“Its very frustrating as there are no guidelines on the unit size for affordable housing. As such, developers take advantage by selling affordable units that are smaller to low cost and medium cost units at a higher price,” she said.
