Kementerian WP "Facilitate" Pemaju "Manipulasi" Tanah Orang Kg Bharu Dengan Habuan RM10 Ribu Saja !!

Ini ada sikit cerita pasal Kampong Bharu di Kuala Lumpur.  Walaupun saya bukan warga Kg Bharu, tapi saya kenali sahabat yang menjadi  warga original  Kg Bharu. Pada tahun 90an saya menghabiskan banyak masa dengan sahabat-sahabat seperjuangan  di Kg Bharu.  

Yup. We penetrated all over the place.  Regular jaunts at Jalan Raja Mahmud, Jalan Raja Uda, Jalan Raja Muda Abdul Aziz etc. Makan nasi Minang, really good and cheap kepala ikan at the nearby kantin Hospital Besar. Or fantastic chicken rice at the Lucky Bar in nearby Chow Kit - sekarang sudah tak ada. 

The value of Kg Bharu land should  now be worth at least  RM1000 psf or more. (KLCC is just across the road).  




If someone owns 1000 sf of  empty land in Kg Bharu, it should be worth at least RM1.0 million. If you own 5000 sf of empty land, then it is worth RM5.0 Million.   Empty land.  There is no empty land in Kg Bharu.  All the lots are almost fully built up with houses, shops, apartments and such. So the worth is much more.

There have always been various scammers trying to "help redevelop" Kg Bahru. The Tengku Babuji has been at the forefront.   Fortunately none of the scams have been succesful so far.  There are clever people in Kg Bharu who know what is going on and have managed to outwit the scammers.

Here is a friend of mine Ibrahim Alias from Jalan Raja Uda in Kg Bahru who is questioning the latest "lets help redevelop Kg Bharu" scheme.  Once again the scheme has the blessings of the Kementerian Wilayah Persekutuan.  

Here is Ibrahim's letter to the Kementerian. It is self explanatory.   



Here are some salient points :

Kementerian WP lebih memihak kepada pemaju?  
Pasai apa Kadir Jasin selalu cakap pasal 'makan dedak'?  
Apa maksudnya  'bunga dedap'?

Oops ! The so called 'Pemaju' being promoted by the Kementerian WP is just a "trading company". 
What is their Paid Up? 
RM2.50 sen ke ??

There was a Perjanjian Persefahaman authored by the 'pemaju' which has been cancelled??  Pasal apa banyak rahsia?

Now listen here folks. Dengar baik-baik ok. 

The value of their lands in Kg Bahru is worth millions. 
Nilai tanah para pemilik di Kg Bahru mencecah berjuta Ringgit.

Tetapi 'deal' yang ditawarkan oleh Pemaju adalah 

i.   bayar RM5,000 kepada pemilik  bila sign Perjanjian Persefahaman. 
ii.  di bayar RM5000 lagi bila pemilik tanah setuju pindah ke rumah di Kg Kerinchi ??
iii. pemilik beri izin secara tertulis kepada Pemaju mencagar geran tanah kepada bank untuk meminjam duit (bank loan).

So you see folks, the pemilik tanah Kg Bahru will be paid a grand total of RM10,000 only.

In return they must vacate their homes and their lands worth millions of Ringgit.

They must move to some apartments in Kg Kerinchi.

Then the Pemaju (a trading company) has the right to charge their land titles to a bank to raise a loan.

With the loan, the Pemaju will redevelop Kg Bahru, sell the new developments for billions of Ringgit (like the 1MDB project at TRX etc) and then repay the pemilik the balance of their millions.

Err .. the big question is when exactly will that be?
Before or after the Year of the TN50? 

The question is what if the Pemaju goes bust - for any reason at all.

What if the Pemaju is not able to complete the Kg Bahru redevelopment on time.

Or the Pemaju cannot complete the Kg Bahru redevelopment at all?

Then where does that leave the Pemilik?

The Kg Bahru people would have only been paid RM10,000 to hand over their land titles, their houses, their apartment buildings and their whole lives. In return they get a measly RM10,000 cash in hand. And a big, big promise that they will be paid the balance later. Another "Insya Allah" situation. 

This looks like a case of  'Melayu miskinkan Melayu dulu'.   

Akhir kalam :  Was-was lah bila berurusan dengan buaya-buaya kleptokrasi. 
They do not have your best interests at heart at all.
